BIM Specification

This section defines “what” BIM deliverable are required at different stages of the project, and the responsibilities of project members for the deliverable.

BIM Deliverable

BIM project deliverable should be agreed upon together with deliverable dates at the start of the project and after the main construction members have been appointed so as to accommodate their participation. 
The following models and other outputs can be expected from the project.

  •  Site model
  •  Massing model
  •  Architectural, structural, MEP models
o Discipline-specific Design Models
o Inter-disciplinary Federated Models for coordination and tender
  •  Regulatory submission models
  •  Cost model
  •  Schedule and phasing program
o can be a non-BIM program
  •  Construction and fabrication models
  •  As-built model
o deliver in native formats (eg .rvt) and open formats (eg .ifc)
  •  Value-added analysis
  •  Data for facility management

 Project Stages

In general, a construction project can be divided into 6 stages as follow to guide the definition of the BIM deliverables:
  •  Conceptual Design
  •  Schematic / Preliminary Design
  •  Detailed Design
  •  Construction
  •  As-Built
  •  Facility Management
The BIM model can be created at any one of the above stages and be expanded as the project progresses to the next stage depending on the needs of the project. Preferably, it can be created right from the start of the project and be expanded throughout the project life-cycle.

Due to different expectations of content detail throughout the project, the detail of a BIM model element may vary according to the project stage it is in.
